Frequently Asked Questions - For Home Builders |
Q: How do I find a great lot to build my new home in Anoka County? A: We try to identify the nicest lots in the Anoka County area. We know that building new homes on a group of lots provides consistency in home types. We also know that in order to keep the value of your home growing at its maximum potential you need to be in an area of like homes. We heavily study the market, and are aware of what areas to look into, and what areas to stay away from. Equally significant, this applies to homebuilders themselves. We can provide the information that can help you make a sound decision on a builder, and info on whom to stay clear of. This knowledge is based on years of experience in Anoka County.
Q: How long will it take to build my home in Anoka County? A: A typical home with plans on file will generally take 100-120 days to build. A more custom approach can take as many as 150 days, and has largely to do with timing, and sub-contractor availability. This is very important to know before you begin building, as you do not want your home to sell and have no place to live! We will help you choreograph this transition, and specialize in making this transition smooth. Another good reason to have us working on your side!
Q: Can I build a new home on my own lot? A: Absolutely. We can put together a custom home package....if you would like, well walk the lot with you to see where the home may sit. The builders we work with can and will build your dream home on your lot. Equally significant, the builders we recommend will offer discounts on this scenario.
Q: Why is it a good idea to work with McEnelly-Olson when using a builder? A: We can save you money, headaches, and time! We know who to work with and who not to work with. We have built homes in Anoka County ourselves, and understand the process. We can recommend things to do and things not to do! We have several plans on hand, and are a good resource for things such as not wasting space, good subcontractors to use, and knowledge of codes and building materials. Having our leadership and guidance through the new home building process is offered at no cost to you, we are compensated but the homebuilders.
Q: How much money will I need to get started building a home in Anoka County? A: Generally, a builder will require 10% down to start a home, or at times as little as a few thousand. It depends largely on if the home is "custom" to you, or something that is pre-designed. Negotiating this "down stroke" to meet your needs is something we have become very good at.
Q: Do I need to sell my home before I buy or build a new home? A: Not necessarily, however the builder will be interested in the marketability of your home, and your equity position. A good rule of thumb is to list your home around the time the purchase agreement is executed on your new home. In this case, we will choreograph the closing of your new home and your existing home as closely as possible. We will meet with the builder for you, and fully explain our marketing model for your home, its expected market time, and bottom line proceeds. If the builder is comfortable with the marketability of your "back up" home, they will more likely take less money down to start your new home. Again, something we specialize in negotiating for you, and a good reason to have us in your corner.
